Navtlugi farmers market is located in the Samgori metro area, Tbilisi.

It seems it is possible to buy here fresh veggies from local farmers, kitchen sinks, electric lamps, bicycles, and many more.

Navtlugi market seems is like a mix of a Dezerteer bazaar, Kidobani market, and Dry Bridge flea market.

I had heard about this market from friends, but I first time discovered it just at the end of 2022, during a scouting tour for buying an apartment in Samgori. A German friend Ralph, happily assisted me and took me on a small guided tour to the Navtlugi market.

Our potential investment project actually is located just behind the Navtlugi market. Property prices in Samgori are among the lowest in Tbilisi. 

It's said that the open-air bazaars of Tbilisi began with the collapse of the Soviet Union in the early 1990s, as newly-independent Georgia experienced political and economic turmoil. Having lost their jobs and homes, newly-destitute citizens began selling their possessions as hyperinflation decimated pensions and savings.

It’s possible to find almost anything you can imagine in the market.

The place is quite interesting just to wonder arround. In the market you can enjoy freshly brewed Turkish coffee.

Guest house / Glamping Laimes taure

Located in the village Vabole, the region of Latgale in Latvia, some 20 km from Daugavpils, guest house Laimes taure offers accommodation with a garden, water sports facilities, a terrace, and free WiFi.

We booked this place for a one night stay, during our trip to the region of Latgale at the start of August 2022. As it was also my birthday, I was turning 37, my better part surprised me, by booking a stay inside a glamping tent and hot pool in the eveining. 

The hosts prepared grilled fish and other local delicasies for us. In total we paid about EUR 250 for a stay here.

in front of our glamping site we had a nice Vabole lake, where we had a nice boat ride among the swans.

Boasting free private parking, the holiday home is in an area where guests can engage in activities such as hiking and fishing.

The stay was quite awesome, food was delicious, hot pool was superb. Higly recommend.

Racha trip

Unforgettable Fall break from QSI Tbilisi to the picturesque region of Racha. From lush vineyards to charming wooden cottages, from hiking above the clouds to stumbling upon a defunct cable car station, our adventure had it all. So, fasten your seatbelts and get ready for a virtual tour filled with nature, culture, and a touch of rustic charm.

Taking advantage of the convenient 30-minute flight from Tbilisi to Ambrolauri with Vanilla Sky, our journey began with anticipation and excitement. Racha, known for its breathtaking landscapes and warm hospitality, was the perfect destination for our Fall escapade.

Our first stop led us to the enchanting wineries dotting the Racha region. Surrounded by rolling vineyards, we indulged in the flavors of local wines, each sip telling a tale of the terroir. The hospitality of the winemakers and the serene ambiance made it an experience to remember.

For our stay, we opted for the cozy wooden cottages that added a touch of rustic charm to our getaway. Nestled amidst nature, these cottages offered a perfect blend of comfort and tranquility, providing an ideal retreat after a day of exploration.

No trip is complete without savoring the local cuisine, and as a passionate lover of Georgian dishes, I was in for a treat. Grilling trout, a local specialty, became a delightful evening ritual. The aroma of the barbecue wafting through the air added to the overall sensory experience.

Our journey through Racha introduced us to some adorable locals – piggies, cows, and a friendly hound dog. The simplicity of life in the countryside was heartwarming, and our encounter with nature didn't end there. Planting acorns and collecting walnuts became unexpected yet delightful activities, connecting us even more with the beauty of the region.

Racha is a hiker's paradise, and we seized the opportunity to explore its scenic trails. Hiking above the clouds provided breathtaking views of the surrounding landscapes, making every step worthwhile. The crisp fall air and the sense of serenity elevated the experience, leaving us with memories etched in our hearts.

One of the highlights of our trip was stumbling upon a defunct cable car station. The remnants of a bygone era added a touch of mystery to our adventure. Exploring the history of the region through such hidden gems made our journey not only visually stunning but intellectually enriching.

Our Fall break in Racha was a perfect blend of nature, culture, and culinary delights. From the vineyards to the wooden cottages, from hiking trails to unexpected discoveries, every moment was a celebration of life's simple joys. Sadmeli Winery & Guesthouse

Located in Sadmeli village, close to Ambrolauri town in Georgia's Racha region - Sadmeli Winery features a garden, terrace, spectacular views towards the valley, and free WiFi throughout the property. The guest house has family rooms. 

We booked a one-night stay at this place in mid-October 2022, during our Fall Break (at QSI Tbilisi) trip to the Region of Racha.

We arrived here by plane from Natakhtari (Tbilisi) to the Ambrolauri airplane. Shuttle service was organized for a small additional fee. In total we paid about GEL 330 for a stay in a family room, with a shared bathroom, our price included delicious on-demand supper with a bottle of local cider (from the vinerary and taxi transfer fees from and back to the airport)

I was happy playing again with a drone.

The surrounding views are just breathtaking.

Decent. No flat-screen TV and shared bathroom. But for a one-night stay - quite Okay. Bit reminds me to stay in the Georgian dessert some time ago when we stayed in a place that was running on solar power - Hotel Dalis Mta

We were served dinner on demand, with local delicacies  - cheese and cider. The local airport and beautiful valley are visible from here

I spent a good time playing with drone from this terrace, enjoying cider and local goodies

The region is famous of Khvanxhkhara wine, which actually is one of my favorite Georgian wines.

Quite a lovely stay. In the mornign we were served with local, Georgian style brekfast and left for other places to discover in Racha.

Why should you buy an apartment in Georgia?

Recently I have been a lot into the Georgian real estate market - I'm currently gathering funds to buy an apartment in Tbilisi and later resell it for a profit.

Scouting Potential Apartment Investment in Tbilisi (Samgori Ecocity)

In this article I will lay out some information regaridng buying a real estate in Georgia (Tbiisi / Batumi/ Gudauri or other) I found with the help of TBC bank. I was considering using loan at the local TBC bank to finance such purchase, but now with potential co-investor not looking on bank loans anymore.

The real estate market in Georgia is growing - more and more people are trying to buy housing for various purposes. For many, renting a home is a stable source of income that has a fairly solid relative share in the monthly budget. Many are now trying to buy a house in areas and geographical areas that are quite growing and consequently prices will rise in the coming years. In this case, buying and selling the same house becomes a source of income. 

One way or another, the fact is, the market is alive and well. Over the years, many details and nuances change and the situation is shaped differently. Therefore, if you do not follow the current processes in the real estate market on a daily basis, keep in mind that there are interesting and interesting new factors that should be taken into account when buying a house in Georgia. Here are some of them:

• Depending on the purpose for which you buy the house, the preferences of its location change. For example, if you want to earn money by renting a house, you can consider other cities and towns besides Tbilisi as options. So, when you decide to buy real estate, look for lands and houses not only in the center of Tbilisi, but also in its surroundings. It will not take you much time and effort and you can run the best option right here.
• No matter how difficult it may be to buy a home, the main story is still the material part. However, it is much easier for you if you live in another country at this stage and your income is in euros or dollars. The real estate market in Georgia operates mainly in dollars and there is a high probability that you can easily reach the prices, which are quite acceptable if we compare the prices of other countries.
• If you have not been to Georgia for several years, then know that today there are probably 5-10 times more construction companies and something is being built almost everywhere. If you decide to go it cheap and risk the low bandwidth you are only fooling yourself. There are several large and many small companies in the market. Do a mini-survey on the internet and read information from friends, acquaintances who have recently bought accommodation and have already gone through the same process as you are now going through.
• Start negotiations with the bank if you need a loan. The bank will find out even more about your financial situation in Georgia, calculate the loan limit, which will be the budget framework for you, and you will know exactly what price category you should start looking for houses.

Ambrolauri Airport

Ambrolauri Airport is a small regional airport serving Ambrolauri, a town in Racha-Lechkhumi and Kvemo Svaneti, Georgia. The airport is owned and operated by United Airports of Georgia, a state-owned company.  It has been open in its current form since January 2017 and can serve airplanes with up to 50 passengers capacity.

I first learned about this airport back in 2016, but first tried at the end of 2022, during a Fall break trip to Racha. We booked a round-trip flight here by Vanilla Sky and enjoyed a 35-minute flight from/to Natakhtari airport. 

Ambrolauri Airport is located at the edge of Ambrolauri town, in the historic Racha region on the right bank of the Rioni between the Racha and Lechkhumi Ranges and at an elevation of 544 m (1,785 ft) above sea level. The region is of tourist interest and it is the cradle of one of Georgia's pre-eminent wine varieties, the Khvanchkara, named after the village of origin 10 kilometers west of Ambrolauri.

Since 2017, Vanilla Sky Airlines flies several times a week between Ambrolauri and Natakhtari Airfield near Tbilisi with a 19-seater Let L-410. 

Former Georgian President Mikheil Saakashvili named Ambrolauri in 2010 as one of the new regional airports to be developed to stimulate tourism. In 2015, the Georgian Aviation Authority identified four old airports suitable to revive, including Ambrolauri.This was the first of the four to be developed, and by 2022 it also turned out to be the only one. In 2016 the airport got a new 1,100 m (3,600 ft) paved concrete runway and a terminal with an area of 600m² and space for approximately 50 passengers was built. The airport opened in January 2017.The terminal was designed and constructed in such a way it can easily be expanded if future demand deems that necessary. That moment hasn't arrived yet by 2022.

The annual passenger traffic was about 2,000 in 2022 or about 5.4 daily. I see this airport will grow to some 10,000 passengers annualy soon.

Buying Real Estate in Racha (Ambrolauri district)

Racha is a highland area in western Georgia, located in the upper Rioni river valley and hemmed in by the Greater Caucasus mountains. 

Ambrolauri serves as the seat of the Racha-Lechkhumi and Kvemo Svaneti regional administration and of the Ambrolauri Municipality and had a population of 2,015 in 2021. The city is served by a small, but very convenient Ambrolauri airport, with a few weekly flights to Natakhtari (Tbilisi), thus making the city and the whole region of Racha - attractive for real estate investment. 

At least, these are my thoughts after my first trip to the Region on Racha, and visiting the cities of Ambrolauri, Nikortsminda, and Agora at the end of 2022.

Despite being mountainous and with cold winters, Racha is home to some of the best Georgian wines (Khvachkara), there are many small family-run chateaus and a booming tourism industry with guest houses. camping, gleaming, and hotels developing in Racha. I agree, Racha has some great potential.

While sipping Kakhetian Wine from Alazani valley in Racha, and staying at a cozy cottage I come up with a quick idea - how about we buy some property here, not even for investment? just for ourselves, like a summer house. The selling point for me - is the airport and 30 minutes flight + beautiful scenery. 

So I decided to check what's in the offer and headed straight to ss.ge website, to look for deals in Racha's Abmrolauri district

There was not many deals available when browsing (October 2022), but from what i saw - I noticed, it seems premium is already priced in. And the cheapest property I was able to find for sale was for $20,000 some worn out house in Ambrolauri with little land. A few listing with uncompleted houses for $30,000 - $45,000. And something "decent" priced already $65,000 - $75,000. Calling them decent is a big honour for these houses.

So indeed it seems that the premium ifrom the potential is already priced in. 

Alterantilvey we could look on buying some plot of land.

Now, the situation with land for sale is much better and closer to the actual market, but a few things should be taken into consideration. - is it agricultural land (foreigners cannot buy), communications (electricity, water, gas)? But in general, the selling price is starting just $5/m2 and some good deals can be found starting from $5,000 - $15,000

All communications are available and seem it's not a problem to buy for a foreigner. 

I'm serious now considering buying some small plot of land in Racha to put up a little cabin and come here once in a while via the Ambrolauri airport. Could keep as an investment and sell after few years.

Natakhtari Airfield / Airport

Natakhtari Airfield is a small domestic airport located in Natakhtari, close to Tbilisi, Georgia.

It is privately owned and operated by the parent company of Vanilla Sky Airlines, Service Air. Domestic flights to Batumi, Mestia, and Ambrolauri are served from here. Free shuttle service is available from Tbilisi city center for Vanilla Sky flights.

We have been huge fans of Vanilla sky airlines, for Tbilisi - Batumi flights, which previously were scheduled from Tbilisi international airport, but seem to have been rerouted via Natakhtari airport (at least in 2022), and that's how we discovered this small, cozy airport. 

Free parking spaces in front of the temrinal building. Also free shuttle service available to the Tbilisi city center. A taxi ride with Bolt cost about 25 GEL to get here. (prices as of 2022)

Natakhtari Airfield is located about 9 kilometres (5.6 mi) north of Georgia's historic capital, Mtskheta, a popular tourist destination. Located in the Mukhrani Valley, it serves private flights and a number of small scale charter and scheduled domestic flights by Vanilla Sky Airlines. 

I'm huge fan of this cozy airport. 45 minutes and Batumi. 35 minutes and Ambrolauri. Just awesome.

Scouting Potential Apartment Investment in Tbilisi (Samgori Ecocity)

For the past couple of weeks and months, I have been working toward my Tbilisi real estate investment idea.

Now I have a potential co-investor and we are looking to buy one apartment in Tbilisi (or Batumi) under construction, wait until it is completed, and sell it for a profit (hopefully).

As I had done initial market research for some potential value deals in Tbilisi, I found this quite an interesting offer located in the city outskirts but meantime well connected to the rest of the city - Samgori Ecocity project by Meti developer company.

Invest in Tbilisi Real Estate - New Projects under construction

I held initial talks with the developers and was quite satisfied with the offered terms for apartments at Samgori Ecocity, Now was the right time to go and see all for myself. I was offered a $650 price per m2 - white frame. 0% interest monthly installments up to 20 months.

This morning I was in the gym when decided to shout out a message to Ralph, a German friend here in Tbilisi. I just didn't want to go alone but wanted to have good company. Also, we weren't met for some time. Ralph agreed, and in a couple of hours, we were wandering around in Samgori. 

I didn't have many clues about Samgori, but of course, I knew about its existence, also that there is a subway line connecting this neighborhood to the city center, some shopping malls, a market, and a lot of car spare part markets. Also, the neighborhood is located pretty close to the Tbilisi international airport. Pretty much all of my knowledge. 

Arriving on the site I was quite pleasantly surprised by what I saw - a solid residential building under construction, in the middle of .. construction site. 

I took out my drone to make a quick overview of the building and surrounding area.

From the top it looked quite decent. just later I learned that Navtlugi market is located just behind the building which is quite nice if you prefer geting fresh veggies every day.

From my understanding in the past some factories have been located here, which makes the neighbourhood among the lowest priced for real estate. I see it as a big value actually.

As i'm looking for the top floor at this project, this is pretty much the view we could have if owning the property. In the future i hope infrastructure will develop and many, many more residental buildings will arise here.

After the initial inspection of the neighborhood and evaluation of the development project, we went for a little stroll in the neighborhood and dived into the Navtlugi market

I was hoping to find a nice cafeteria, we could sit enjoy a cup of cappuccino and talk, but didn't find such a place, instead, we enjoyed a cup of Turkish coffee in the Navtlugi market.

My thoughts are very positive about this real estate project and I hope to proceed with it in the short future.

Invest in Tbilisi Real Estate - New Projects under construction

A few months ago, I came up with an idea to crowdfund a real estate under construction in Batumi and sell it for profit once completed. I was contacted by a potential investor from Canada, and we kept shaping this idea more and more until we are already ready to make our first co-investment.

High Risk / High Return Investment Opportunity in Batumi Real Estate

A few weeks ago I went again to Batumi, to re-check the situation with Batumi real estate, and did some findings, some were good and some were not so good, I raised my concerns to the potential investor.

Because myself being located in Tbilisi, I decided to make a quick look at Tbilisi real estate market with a focus on new projects under construction.

For this focus, I decided to look at a few properties across Tbilisi city, not prime locations, but lower prices. Because of the lower price we could afford to buy a more spacious apartment, which we could sell with a good profit margin to families with kids or rent it out for long term or Airbnb.

For this quick research, I was using korter.ge website, the more digging in would be required, contacting developer companies or dealing with real estate agents mostly over Whatsapp.

Here I'm sharing a few examples available in the market in October 2022

Ecocity Samgori

We could potentially buy a two-bedroom apartment 52.5m2 for about  $26,250

Ecocity Samgori in Tbilisi is a 9-story building, with emphasis on the use of only safe and high-quality materials. The use of European energy-saving technology and special panels for the external wall insulation guarantees a 60% reduction in heating and air conditioning costs. At the same time, the structure of the building has increased seismic resistance.

Underground parking for 60 cars is provided and the ground floor is reserved for commercial premises and storage rooms.

What kind of apartments are available?

The available apartments come in the form of one-, two-, and three-bedroom units with an area ranging from 42 to 108 m2. The kitchen and living room are combined into a single space. Because of this, even the smaller apartments are distinguished by increased functionality. Apartments with larger balconies are available on the upper two floors.

Dirsi in Tbilisi

2 bedroom apartment 68m2 for about $49,640

Dirsi is the largest residential complex in Georgia, built according to the city-within-a-city concept, located on the Kura River.

The new apartments are located on Bury Gabriel Salosi Street in Tbilisi, right on the bank of the Kura River. Clean air and beautiful views of the historical part of the city are a good reason for choosing this location.

Dirsi in Tbilisi consists of 20 comfortable high-rise apartment buildings with 16 to 26 floors. The buildings were constructed using monolithic-frame technology while the seismic stability reaches 9 points on the scale of Richter. Wow, time flies, today on October 10, 2022, we are already celebrating 9 years since I launched my personal blog at ReinisFischer.com

Over the years the blog has grown into something big and had become a part of my daily life - many topics have been covered, many more will be covered, many friendships have been established, and many more will be established. 

Almost 6 million users have visited this blog over the past 9 years. With 20% coming from the US, 10% from India, 6% United Kingdom, 4% Philippines and 3% from Canada.

The top 10 articles are about some of the best-selling laptops and average salaries across the European Union.

For the years to come, I will focus more on my investing adventures with crypto and stocks, photography, and video.

My body weight this morning was 108kg - I hope I will be under 100, before turning 10

Batumi and Tbilisoba

A quick day trip to Batumi and back by Vanilla Sky from Natakhtari airfield, stay at the Hilton hotel with heated swimming pool + some bits of real estate investing, returned back to Tbilisi and voted at Latvian Parliament elections 2022 at the embassy, the next day visited Tbilisi city festival.

MyHeritage DNA test result

Today I finally received the DNA test result from MyHeritage. The result was quite surprising - I learned I have 56% Baltic, 18.8% Ashkenazi Jewish, 15.85% Balkan, and 8.7% North and West European DNA.

Before the test, I assumed my Baltic (Latvian) heritage will be about 75%, maybe 60%, but seeing 56% left me quite surprised.

I knew about Ashkenazi Jewish ancestry (my grandfather), so no surprise here, the biggest surprise though comes from the 15.8% Balkan ancestry.

Knowing that 18% Ashkenazi Jewish comes from my paternal grandfather I was left wondering, that probably 15% Balkans also comes from one of my paternal grandparents. I was left wondering, from whom then, as I had no idea about Balkan heritage before.

I have my thoughts - thinking either my grandmother (from my father's side) or my great-granmother from my mother's side has Balkan ancestry.

The DNA test revealed a few matches, I was surprised not to see zillions of Jewish relatives here, just a few very distant relatives, which leads me to think that for tracking Jewish ancestry I should use another service, service Jewish persons use.

I found some Latvian relatives and contacted a few, but they were not very interested in talking with me - will see, maybe over time, it will change. 

Additionally, I got my health overview, with a few important warnings about heart diseases, prostate cancer, and type-2 diabetes. Doubles up my healthy food and gym-going routine.

Now lets see how many new realtives I will find here over time. and very detrmined to learn more about the Balkan route and continue research about Jewsih anscetry,
