Minimum Wages Set to Increase in Baltic States in 2023

In 2023 minimum wage is set to increase in all Baltic states. Estonia will have a minimum wage of EUR 725; Latvia - EUR 620 and Lithuania - EUR 800.

During the past 5 years minimum wages across the Baltics have experienced a steep increase, and in some cases even doubled. When compared to 2018, Estonia's minimum wage has increased by EUR 225, Latvia's by EUR 220, and Lithuania's by a whooping EUR 400.

Despite pretty decent increases in the Baltic States, minimum wages here are still among the lowest in the European Union. See: Minimum Wages in European Union 2022

On the other hand, it seems that the Baltics will reach EUR 1,000 gross minimum wage in the next 3-5 years. It seems either Lithuania or Estonia will get there first. 

Also, I believe the minimum wage will double in all three countries by 2033. And my bet is Estonia EUR 1,500, Latvia EUR 1,300, and Lithuania EUR 1,600. 

Now, let's see if I'll be able to take at least the Latvian minimum wage from dividend stocks and options trading by the end of 2023. 

Basilica of the Assumption, Aglona

The Aglona Roman Catholic Basilica of the Assumption of the Blessed Virgin Mary in Aglona is one of the most important Catholic spiritual centers in Latvia.

I have visited Aglona cathedral several times and always have left quite inspired. If there is a reason to visit Latgale,then Aglona Catholoc cathedral is atop of them.

Construction of the present church, which is in the Italian Baroque style, began in 1768 and was completed in 1780. Dedicated to the Assumption of the Virgin Mary, it was consecrated in 1800 by Bishop J. Benislavski.

The church was the seat of the bishop of Riga from 1920 to 1924, when the newly promoted archbishop Antonijs Springovičs moved to the Cathedral of St. James in Riga. Springovičs was consecrated bishop there on 22 August 1920 by Kaunas auxiliary bishop Juozapas Skvireckas.

Every year thousands of pilgrims flock to the Basilica on 15 August, the feast day of the Assumption of the Blessed Virgin Mary. It is one of the eight international shrines recognized by the Holy See[6] and its religious events were attended by around 300,000 pilgrims.

In 1980 the Basilica of the Assumption celebrated its 200th anniversary, and Pope John Paul II granted it the title of "Basilica minoris". In September 1993 the same pope visited the basilica.

Invest in Batumi Real Estate with a business partner - Joint Ownership

Back in Spring 2022, I come up with an idea - launching a crypto token for investing in Batumi real estate. The original idea was to issue about 100 tokens over Ethereum smart chain, collect the funds, buy the property, sell it for a profit, and buy back tokens at an increased price. 

I still like this idea, and I'm still looking to go forward with it. During the past 6 months my idea didn't raise much interest, yes I had a talk with a few investors, but most were not aware of what a smart token is, so I stopped actively pushing this idea.

Recently I got contacted by a Canadian citizen showing interest in this project, but in a more traditional way, the FIAT way - I was offered to establish some kind of business partnership, with me owning 10% and partner 90% in such partnership

I'm interested in knowing more about investing in a couple of studio apartments at a bargain price working with you. If things work out okay, then I'll be able to pump $20,000 immediately and another $20k within 12 to 18 months.

After some brief thinking, I agreed on establishing such a partnership and we started to exchange emails and shaped the idea further of how it could work out in this traditional way of investing.

At the start, I was looking to establish a limited liability company here in Georgia, with both of us as shareholders in the company. Opening a bank account on companies name. Depositing funds there and then buying from the company funds some of the Batumi real estate properties. There are some cons and pros to such a partnership form. The good news is it's pretty straightforward and is possible to handle remotely (by using power of attorney). From the downsides, there comes - accounting, taxes e.t.c

Again, I think this is still an option, but as we were talking about just one property, the price tag and complexity of dealing with other things seemed a bit high. I contacted several law companies here in Georgia, asking how much they would charge for setting up such an LLC in Georgia, and was offered about $1,500 for registering the company + some $900 for opening a bank account. This seems quite a lot for a $20,000 investment

I believe I could manage to register a company in Georgia for less than $300 if done by myself, but that would ask for some time and additional learning of Georgian law.

I raised my concerns to the potential business partner, and suggested some alternative ways, as I could help with buying this property 100% in his name, taking a 5% taker fee, and when selling taking a 5% maker fee, or we could proceed with joint-ownership and an agreement between ourselves laying out all the points, like

• We are responsible for paying our share of money to the selected builder.
• Once construction is finished, we sell it at the market price; we receive our initial investment and share the profit as per shared ownership.
• Few more conditions to cover situations arising If we cannot sell within a reasonable time frame

to better answer these questions, I again contacted a few persons who specializes in Georgian law, but in the end, I understood the best would ask directly to the Real Estate Companies, and that was it - I contacted a few real estate companies I already had contact with, asked is it possible to buy property by 2 or more co-investors and register their shares in the land book. And got a positive answer. This leads me to think this is the way to proceed with such a small investment among 2 or more investors in Georgia.

My eyes are now set on a small studio (well not so small after all) about 35sqm in Batumi with a sea view (above the 10th floor) for about $800/m2. the total investment looks closer to $28,000, but I already got offered a 4% discount if we will agree to handle all the paperwork remotely. so that would get the buying price closer to $26,880 or about $768 per square meter. I believe once the project is finished, we could sell it at $1,000 per square meter, booking about $7,000-$8,000 profit.

• 20% down payment - interest-free installments for 48 months
• 30%down payment - interest-free installments for 60 months
• 40% down payment - interest-free installments for 72 months
• 50% down payment- remaining 50 % after 2 year, when project will be finished

In short it means you can get an apartment in Batumi with about $4,000 first downpayment. Quite Awesome. 

I'm open to other interesting offers and will try to find some good value deals under $700 per square meter in Batumi (and Tbilisi). In fact, I was able to find, some projects yet in the planning stadium starting at $400/square meter (Black Frames)

I'm making $0.21/daily* by selling covered calls on Solana coin

It has been several days since I'm playing again with crypto options, more precisely selling covered calls with Solana coin on the deribit trading platform.

Seems I have learned my lesson from the mistakes I've made in the past, and now I'm trading fully funded covered calls, not naked, the ones powered by leverage. When trading Solana coin, it's enough with just one coin to start selling covered call options. Sure it won't get you far, as premiums are too small, but if you want to dip your feet in the water, why not?

On September 12, 2022, I bought 1 Solana for $34.80 I sold 1 out of the money covered call option with a strike price of $36, and just 1DTE, for what I got, 0.006 SOL, or about 0.6% potential income yield, if this options contract expires worthless. 

0.006 SOL = $0.21

What happens next?

On the expiry date, September 13, 2022, SOL is trading under $36 per share -  options expire worthlessly and I keep the premium and start over - if SOL trades above $36 on the expiry date, I pay the difference in crypto. Say SOL trades $37 on expiry, I need to pay the difference between the spot price and strike price, which is $1, in crypto which would equal 0.027027 SOL.

I would be left with 1+0.006-0.027027= 0.978973 SOL

But as the SOL price increased from $34.80 to $37, my coins would be worth $36.22. I would need to exchange them back on exchange. My profit would be $1.42 or about 4.08% in just one day. Quite a good outcome. Especially if done with more coins, say some 100.

My goal is to slowly increase my total investment to about 5 - 10 SOL coins in the next 2-3 months and try to make about $1/daily from selling covered calls on this coin.

Ideally, I would love to hold 100 coins with SOL in the next 12 months. With today's prices that would equal about $3,700 investment and could generate about $21/daily. Now, let's wait and see, where this journey will take me in the next 12 months.

Christ The King Mount

Christ the King Mount (Kristus Karaļa kalns) is located near the Aglona Basilica in Latgale. This place have been opened to the public in 2006.

Several large wooden sculptures depicting biblical characters can be seen here.  This is a great place to visit for pilgrims and rest.

I first visited this place back in 2010, with my latest visit here at the start of August 2022

This is a unique sculpture complex, with orchards of 650 ornamental plants. More than 120 fruit trees, with artificial ponds and two 17 m bridges. Here are located around 500 sculptures of the Biblical stories. As well as the Garden of Eden, Noah’s Ark, the wooden church. The unique sculptural complex was opened in 2006, two kilometers from the Aglona Basilica, on the shore of the lake Egles.

Hotel Kopola in Tskneti Review

Hotel Kopola is located in Tskneti, the suburbs of Tbilisi. Kopola Hotel features an indoor pool, a green garden, and a sun terrace with sun beds. There is a bowling alley at the hotel and guests can enjoy the on-site restaurant.

I have been familiar with this place for ages, as in the past we come here for playing bowling and having some drinks.

Now, it was at the start of September 2022, we were left with no car (Sold our VW Touareg at the start of June and haven't bought a new one) and decided to take an easy weekend trip to a nearby place with a swimming pool, that's how Kopola hotel made it again on our list.  As we enjoy Genius discount on Booking, we paid about GEL 130 for a one-night stay in a Family room.  The price without discount was about GEL 170. 

Decent 4-star hotel, bit outdated, but for the price we paid - I would say a vaue deal.

The rooms of Kopala Tskneti Hotel include air conditioning, satellite TV and a minibar. All rooms have a private bathroom. There is also a spa bath in some rooms.

This place reminded me but of Keizarmezs in Riga. The place is good, but its golden days have been in the past. 

Now this was the main reason for us chosing to come here. Our 4 year old daughter was very excited and swimmed for a few hours here.

A fitness centre, sauna and solarium are available at Kopala Tskneti Hotel. You can also enjoy playing billiards or table tennis at the hotel.

In the evening we played some bowiling inside the hotel and later went for a dinner to the nearby Tsiskvili restaurant (called Bolt taxi to get there, but after the dinner come back to the hotel by foot)

How To Prepare Traditional Borscht Soup at Home

Borscht is a sour soup common in Eastern Europe and Northern Asia. In English, the word "borscht" is most often associated with the soup's variant of Ukrainian origin, made with red beetroots as one of the main ingredients, which give the dish its distinctive red color. The same name, however, is also used for a wide selection of sour-tasting soups without beetroots, such as sorrel-based green borscht, rye-based white borscht, and cabbage borscht.

In today's Food Blogger series I will share my way of preparing traditional red beetroot borscht at home. For the truth's sake, it was my borscht soup I made, but once you know the trick of how to prepare soups, the rest is just a matter of ingredients.

Ingredients I will use today: 3 beetroots, 1 potato, 1/4 cabbage, carrots, onion, salt, vinegar (optional), greens, garlic

Cooking directions: Boil beetroots for about 1 hour and 20 minutes, then rinse them under running cold water for about 5-10 minutes (that will make beetroot soft). Chop onions and carrots, fry them in the same pot you are going to boil the sup. Grate the beetroot and put it in the pot with some 2 liters of water. Cut cabbage, potato, and greens and add to the soup. Now you can add some salt and pepper, garlic, Boil until all is ready (for about 40-50 minutes). Serve with sour cream.

I boiled more than just 3 beetroots, as the rest of beetroots will use for some other dish, like beetroot salad

Just do it, I don't know for how long they should actually stay under the running water, but I usaully just leave the tap open, while working on some other ingredients, like chopping or something

I have learned that carrot and onion is the base of most of the soups, and not only

One of the messiet works in the kitchen, to avoid ultra mess - I peel them inside the bown put inside the sink

Boil for another 40-50 minutes, add more salt, species, greens. 

Some sour cream would be recommended. Hope you enjoyed this recipe. 

Coffeeshop Company Tbilisi

Coffeeshop Company is located on Mosashvili street 11 in Tbilisi and despite the interesting name - they actually serve nice brunch menus here and of course some coffee. 

Discovered by chance, when looking for brunch menus. As this place is located close to my partner's office in Vake, I think we might return here more frequently for brunch and not only.

The name sounds bit fishy, more like a tag, but why not?! The otjer question that arrises - how long this place is going to be in business? Probably not very long, some other brand will come, but meantime..

Here is our brunch menu for 2 persons at GEL 40 (without tax). Quite good offer - salmon, bread, two juices, two coffees (at your choice)

Good place, with good brunch menu. I wish this place stay in the business for years to come.

Notes from Tbilisi: Trading German Energy stocks, Dealing with Binance to transfer BUSD to Coinbase

Greeting from Tbilisi. The weather is hot, air conditioners are running, but the autumn winds are also present. 

This morning I was looking at two European Stocks to trade options with Dutch ING bank or German E.ON. It turned out a holiday in the US (at least on the stock exchange), where Labourš day was observed, and the European market opened lower. Both ING and EON fell by more than 2% and I thought this is an opportunity.

Decided to test the waters with German E.ON and sold one put option with a September 16 expiry and strike price of EUR 8.4. Premium received EUR 18

With European stocks opening lower decided to write puts against German multinational energy and gas company E.ON. if expires worthless 2.14% potential income in about 12 days. If assigned - break even EUR 8.23. Wondering if is it already priced in or if we are set for even lower lows.

For the rest of the day, I wanted to do some blog writing, but then my fiancee called me and asked if could I assist her in opening a business account at the TBC bank office." So I left my work and rushed to rescue. When visiting the TBC main branch on Marjanishvili street,  we were told there is a concept bank or concept store and unfortunately no option to open a bank account here, instead, we should go to some regular branch. 

Before heading to another branch, we decided to have some light dinner. While sipping my cappuccino and talking about bank-related things I recommended opening a Coinbase account (the problem was related to crypto) and receiving payments in crypto instead. So with the cappuccino still hot, I helped to open a new Coinbase account. I thought - alright all is sorted out. No need for bank accounts (yet)

When returning back home from a bank opening/dinner adventure. I kept chatting about this issue and helped to organize the payment network, suggesting, that payment should be made in BTC to Coinbase address. The other party didn't agree but offered BUSD or BNB currencies. Then I asked if could I chat directly - and soon I was on telegram and talked to some person named Vanny about several thousand, maybe hundred thousand deal over some chat. Our topics were mostly about ERC-20 and BEP-2 networks, gas fees e.t.c

We are still in the process but will figure it out.

Nida Pebble Beach

Nida Pebble beach is the most Southern public beach of Latvia located on the Baltic sea shores just 1 km from the Lithuanian border.

The pebble beach is quite uncharacteristic for a typical Latvian seaside beach and that already a good reason to visit it. 

In fact the pebbles are hardly visible but still.

There are plenty of smaller stones, so some can build some art. \on the other hand, there are plenty of pebbles in the sea. A good foot massage guaranteed. 

The sign is saying - 1km to the border (Latvia/Lithuania)

It is said that Nida pebble beach is a protected area with a total area of 37.1 sqm. Milk quartz pebbles can be found at the beach.

Really authentic and inspiring place. If you happen to be in this area, make sure to visit. 

Cafe Somersēta in Aglona

Cafe Somersēta is located on Somersētas street in Aglona town, the region of Latgale in Latvia. We discovered this place by a chance shortly before visiting the famous catholic cathedral in Aglona.

It seems the place is very popular among tourists, as during our meal time here, we mostly met tourists from all over the World. Well, we visited this place at the start of August 2022, I wonder what happens in the offseason.

Anyhow, this place serves traditional Latvian / Latgalian cuisine for a very reasonable price. Tastes good and looks like some British pub.

They have a seperate kids corner and very delicous food. If you happen to be in area, give it a try!

Piloru oak grove

Pilori Oak grove is located on the banks of Lake Ežezers in the region of Latgale. Total area is about 19.6 ha

It is one of the rare oak groves in Latvia with a nature protection status granted already in 1928. The oldest oaks are around 300-400 years old.

I first learned of this grove at the start of August during a weekend trip to the region of Latgale.

The oak grove is located aside from Ezernieki – Andzeļi road, there is a small parking lot, trail, informational stand, and recreation area with footbridge, with a view on the Lake Ežezers North bay and islands.

This is amazing, free camping area with a fireplace. I wish to return here and grill some fish.

Tbilisi by Night

Tbilisi by night is very beautiful. Time after time I love to take out my DLSR camera and tripod to experiment with nighttime photography - long exposures, high ISO. Nighttime photography can be very creative.

We are lucky enough living in a place which offers us some of the best views towards the old town of Tbilisi

During the day we went there swimming.

It feels to be back to Tbilisi after some 2 month break.
