Back at the end of December 2023, during Renée's school break, our family embarked on an unforgettable journey to India. Our adventure began with a flight from Tbilisi to New Delhi, the bustling capital of India. New Delhi welcomed us with its rich history and vibrant culture, offering a perfect introduction to our travels.

New Delhi: A Cultural Melting Pot

In New Delhi, we explored a myriad of attractions, each narrating a tale from a different era. The Red Fort, a stunning relic of Mughal architecture, and the India Gate, a war memorial, were among the highlights.

The Majestic Taj Mahal

From New Delhi, our journey took us to Agra, home to the iconic Taj Mahal. The sheer beauty of this monument, bathed in the soft glow of the morning sun, left us in awe. Built by Emperor Shah Jahan in memory of his beloved wife Mumtaz Mahal, the Taj Mahal is a testament to eternal love and architectural brilliance. Walking through its pristine gardens and admiring the intricate marble work was a surreal experience.

Jaipur: The Pink City

Next, we headed to Jaipur, famously known as the Pink City. The city’s rosy hue and regal charm captivated us. We visited the City Palace, which still serves as the residence of the royal family, and the Hawa Mahal, or the Palace of Winds, with its distinctive honeycomb facade. The Amber Fort, perched on a hilltop, offered panoramic views of the surrounding landscape. The intricate mirror work and the grandeur of the fort were truly mesmerizing.

Soaking Up the Sun in Goa

After our whirlwind tour of the Golden Triangle, we boarded a domestic flight to Goa, ready to unwind and soak up the sun. Goa's laid-back vibe and stunning beaches provided the perfect setting for relaxation.

Palolem Beach: A Slice of Paradise

We chose Palolem Beach as our base in Goa, and it turned out to be an excellent decision. Known for its picturesque crescent shape and calm waters, Palolem Beach is one of Goa’s hidden gems. We spent our days lounging on the soft sand, swimming in the Indian Ocean, and indulging in delicious local cuisine. The garlic naan, in particular, became a family favorite.

Our time in Goa was filled with memorable moments. From morning yoga sessions on the beach to evening strolls along the shoreline, every day was an adventure. We also explored the local markets, picking up souvenirs and enjoying the vibrant atmosphere.

Recently, I had an interesting conversation with a business associate about leveraging investments in real estate and Bitcoin. 

He offered me an opportunity to purchase an apartment in Tbilisi using a bank loan with a 10-year term, requiring a 30% down payment. This essentially creates a leverage ratio of 3x. The idea is to rent out the apartment, which would cover the mortgage payments, a common and popular belief among real estate investors. While I'm not advocating against this approach, it got me thinking about how it compares to leveraging investments in Bitcoin, where the leverage can be significantly higher.

As the founder of a successful crypto hedge fund, Terramatris, I often explore various investment strategies. This particular offer in Tbilisi, a market I am quite familiar with, prompted me to compare real estate with Bitcoin investments. Although in the crypto market, leverage can go up to 10x, for a fair comparison, I will apply the same 3x leverage to both real estate and Bitcoin investments. Let's break down the numbers and see which investment strategy might be more profitable under similar conditions.

    $14,400 - $18,648 = -$4,248

    The rental income does not cover the mortgage payments, resulting in a negative cash flow.

    Conclusion

    Based on these simplified calculations, leveraging Bitcoin appears to offer a significantly higher return compared to investing in real estate under the given assumptions, even when both investments use the same 3x leverage. The income generated from covered calls and the appreciation of Bitcoin value far exceed the returns from rental income and property appreciation in the real estate example.

    However, it’s essential to consider the volatility and risks associated with each investment type. Real estate tends to be a more stable and predictable asset, while Bitcoin is highly volatile and can result in significant losses as well as gains. Additionally, real estate investments come with their own set of challenges, such as repairs, property management, and vacancy risks, whereas Bitcoin investments are susceptible to market volatility, security risks, and regulatory uncertainties.

    As always, it’s crucial to conduct thorough research and consider your risk tolerance before making investment decisions.


    Frame House in Latvia: Outdoor Patio, Inner Walls, and More

    As June came to an end, our family embarked on a journey from Tbilisi to Latvia, skipping Renee's school year for the last week and focus on our frame house project. Here's a glimpse into our busy but rewarding time working on the house.

    We left Tbilisi with excitement and anticipation, knowing that a lot of work awaited us in Latvia. Skipping a week of Renee's school was a calculated decision, as we wanted to make the most of this opportunity to push our frame house project closer to completion.

    Our first major task was finishing the outdoor patio. This space is crucial for us as it extends our living area and provides a beautiful spot to relax and enjoy the surrounding nature. We installed decking, ensuring a sturdy and aesthetically pleasing foundation. 

    Building Inner Walls

    Inside the house, we focused on building a few inner walls. These walls are essential for creating defined living spaces and ensuring privacy. It was a meticulous process, involving precise measurements and careful construction. 

    The sense of accomplishment we felt after seeing the walls take shape was immense.

    Installing the WC

    Installing the WC was another significant milestone. This task involved not only setting up the toilet but also ensuring proper plumbing. We worked diligently to connect the pipes and ensure a seamless flow of water. 

    The installation of the WC brought us one step closer to making the house fully functional.

    Wiring and Plumbing

    The wiring and plumbing tasks were perhaps the most challenging. We had to lay out the electrical wiring throughout the house, ensuring safety and compliance with regulations. Plumbing involved connecting pipes for water supply and drainage, which required careful planning and execution. Despite the complexity, we managed to complete these tasks successfully, bringing essential utilities to the house.

    Drywall Works

    Installing drywall is a crucial step in finishing the interiors, and it requires precision and patience. We measured, cut, and secured the drywall panels, transforming the skeletal frame of the house into defined rooms.

     Although we made significant progress, there is still some work left to be done.

    Reflecting on Our Progress

    Looking back, the three weeks we spent in Latvia were incredibly productive. We managed to complete several critical tasks, each bringing us closer to our dream home. While it was exhausting, the sense of achievement and the visible progress made it all worthwhile.

    What's Next?

    With the outdoor patio finished, inner walls built, WC installed, and wiring, plumbing, and drywall works nearing completion, we are now gearing up for the next phase of our project. The upcoming tasks include finishing the remaining drywall work and installing a few windows.

    Yesterday, I had the pleasure of attending a delightful wine-tasting event organized by my American friend, Colin. The evening was set in the charming ambiance of a wine gallery located at Irakli Abashidze 64. The event brought together a vibrant mix of expatriates from various industries, predominantly startups and founders, creating an excellent opportunity for networking and socializing.

    The wine gallery on Irakli Abashidze 64 is an exquisite venue that exudes both elegance and warmth. Its cozy, inviting atmosphere set the perfect backdrop for a night dedicated to the appreciation of fine wines and engaging conversations. The gallery's carefully curated selection of wines offered a delightful journey through Georgia's rich viticultural heritage.

    As we arrived, I was greeted by a familiar and friendly crowd of expats, some of whom I had the pleasure of knowing from previous encounters. The diversity of industries represented was impressive, with attendees hailing from tech startups, software developers, crypto traders, hedge funds, professionals from translation industry and various other entrepreneurial ventures. This mix of professionals created an enriching environment for exchanging ideas and forging new connections.

    Average Monthly Salary in Georgia in 2024

    In the first quarter of 2024, the average nominal monthly salary in Georgia was 1,943.4 GEL. This figure includes income tax, meaning the net salary (take-home pay) is 20% less.

    Compared to the same period last year, there was an increase of 226.8 GEL, or 13.2%. However, this is a decrease of 101 GEL compared to the fourth quarter of the previous year.

    There remains a significant gender pay gap across all sectors. The average nominal salary for men is 2,343.2 GEL, while for women it is 1,540.0 GEL.

    The highest average salaries, over 4,000 GEL, are found in the financial and insurance activities, as well as information and communication sectors.

    The highest average salary is in Tbilisi, at 2,305 GEL, while the lowest is in the Racha Lechkhumi/Kvemo Svaneti region, at only 996.8 GEL.

    Experts note that instead of the average salary, the median salary is a more telling indicator, but the statistics department does not regularly calculate this figure.

    As an expat living in Georgia, I like following developments on how the average wage in Georgia has evolved over the years. Last time I checked was back in 2016, when the average wage was 1,035 GEL or about 389 USD. Fast forward to 2024, the average salary has seen significant growth.

    From 2016 to 2024, the average monthly salary in Georgia has increased from 1,035 GEL (389 USD) to 1,943.4 GEL (684.29 USD), reflecting significant economic growth and improvement in wages over the past eight years.

    Investment Suggestions for TerraMatris Crypto Hedge Fund

    To achieve the average Georgian salary of 1,943.4 GEL per month, using a 3.6% monthly return rate from investments at TerraMatris crypto hedge fund, we need to calculate the required investment amount.

    To achieve an average monthly salary of 1,943.4 GEL with a 3.6% monthly return rate, an investment of approximately 53,983.33 GEL (or 19,005.12 USD) is required in the TerraMatris crypto hedge fund.

    This strategy ensures a stable income stream, allowing investors to reach the average monthly salary in Georgia, while benefiting from the growing opportunities in the crypto market.


    June 2024 Stock Portfolio Update ($9,173)

    At the end of June 2024, the total value of our stock portfolio was USD 9,173 (EUR 8,431). What is a small, but increase of EUR 226, if compared to the previous month

    Most of the June we spent in Georgia, enjoying Summer, taking part in trail runs, while at the end of June we traveled to Latvia to work with our frame house, did some good job, installing outdoor patio, wiring, and even installing drywall.

    The increase in the stock portfolio comes from the market appreciation itself and additionally from options trades, while small part of the growth can be attributed to  the dividends. 

    One of my short-term goals is to grow our portfolio to USD 10,000. With USD 827 to go, I believe this target is achievable in the next few months through a combination of selling options and stock appreciation.

    The main longer-term goal for our portfolio is to grow it to 100 fully covered Morgan Stanley (MS) shares, supported by an additional 100 British Petroleum (BP) shares. This strategy will enable us to sell covered calls on these shares while also benefiting from dividend payments. 

    Stock Portfolio

    Year to Date (YTD) our stock portfolio was up + 11.37% at the end of June, which ir more or less the same as SP 500.

    I have made a few investing mistakes in the past months, which have been costly, and if not those mistakes, our portfolio definitely would be already over $10,000, but what can I do. Just make better, edicated trading decissions in the future.

    Options trades

    We actively sell weekly put options on MS and BP, reinvesting the premiums back into stocks. Besides these two, in the month of June was selling options on few other tickers, like PM, TEVA and more.

    Dividend income

    Our current yearly dividend from the portfolio stands at USD 165.5, yielding 3.99%. 

    While this is not yet enough to retire comfortably, it is a solid foundation upon which we can build. In the month of June we managed to add about $13 of dividend to our portfolio.

    I believe by the end of the year we should be able to push our dividend portfolio to $200/yearly

    For the month of July, we are looking to invest with options, while reinvesting premiums in MS, JNJ, MPW, TEVA, PM and maybe some other ticker.

    Today, I spent a delightful afternoon with my 5-year-old daughter at a shopping mall in Tbilisi. Our mission was to find the perfect gold necklace, bracelet, or earrings as birthday gift to my partner. After browsing through various options, we ended up purchasing a beautiful gold ring. As a seasoned investor in tokenized gold (PAXG), I found it interesting to compare the prices of real gold versus gold in jewelry.

    When it comes to gold jewelry, it's essential to understand the differences in gold purity and how it affects pricing. For example, 14K gold contains 58.5% pure gold, while 18K gold has 75% pure gold. Another term I encountered today was "Russian gold," which is related to 585 gold or pink gold, known for its unique hue.

    The gold ring I bought today cost GEL 802 (USD 284) and contained 1.91 grams of gold. With the current gold price at $74.12 per gram, the gold content in the ring is valued at $141.56. This means I paid about twice the intrinsic value of the gold itself. Surprisingly, this isn't as high as some might expect when buying jewelry, which can sometimes carry markups as high as 10 times the gold's market value.

    Gold Jewelry: An Investment?

    While gold jewelry can be a beautiful and sentimental gift, it’s not typically seen as a wise investment. The additional costs involved in the craftsmanship, design, and retail markup make it a less attractive option for those looking to invest in gold. The resale value of gold jewelry also tends to be significantly lower than its purchase price, especially for 585 gold, which is less pure and less valuable.

    In contrast, investing in spot gold or tokenized gold like PAXG offers a more straightforward approach to owning gold. Spot gold is purchased at the current market price without the added costs associated with jewelry. Tokenized gold provides the added benefit of digital ownership, making it easy to trade and store securely. Each PAXG token represents one fine troy ounce of gold stored in professional vault facilities.

    While gold jewelry serves well as a gift and a piece of adornment, it falls short as a solid investment. The additional costs and lower resale value make it less appealing compared to investing in spot gold or tokenized gold. For those looking to invest in gold purely for its financial benefits, spot gold or tokenized gold offers a more practical and cost-effective option. However, understanding the intrinsic value of gold jewelry can help buyers make more informed decisions and appreciate the true worth of their purchases.

    Jal Mahal / Water Palace near Jaipur

    Jal Mahal (meaning "Water Palace") is a palace in the middle of the Man Sagar Lake in Jaipur city, the capital of the state of Rajasthan, India. The palace was originally constructed around 1699; the building and the lake around it were later renovated and enlarged in the early 18th century by Maharaja Jai Singh II of Amber.

    I had a brief chance to visit and see this place from a distance during our about 3 week trip to India at the end of 2023. We arrived here in the afternoon from the Amber fort. 

    The Jal Mahal Palace is an architectural showcase of the Rajput style of architecture (common in Rajasthan) on a grand scale. 

    The building has a picturesque view of Man Sagar Lake, but owing to its seclusion from land is equally the focus of a viewpoint from the Man Sagar Dam on the eastern side of the lake in front of the backdrop of the surrounding Nahargarh ("tiger-abode") hills. The palace, built with local sandstone, is a three-storied building, with the third floor only existing on the eastern side of the palace. The eastern side is not visible from the road side public promenade, which is the Western side of the palace. 

    The additional lower levels of the eastern side remain underwater when the lake is full. The Jal Mahal has a terrace floor with a garden, and the garden has four Tibaris facing north, south, east and west. The Tibaris are designed in the Bengal roof style architecture while the four octagonal Chhatri on the roof mark the corners of the monument. The palace had suffered subsidence in the past and also partial seepage (plaster work and wall damage equivalent to rising damp) because of water logging, which have been repaired under a restoration project of the Government of Rajasthan)


    My Experience with Fundraising on LinkedIn: Part 1

    As the CEO and Founder of Terramatris, a crypto hedge fund, I've always been keen on leveraging social media to share updates and engage with potential investors. Over the past few months, I've been actively posting updates about Terramatris on LinkedIn. 

    To my pleasant surprise, my followership has started to grow, reaching a little more than 200 followers. With this growing audience, I decided it was time to reach out to my connections and explore potential fundraising opportunities for our fund.

    I crafted a simple yet compelling letter with the help of ChatGPT. In this letter, I highlighted our impressive performance, boasting a 540% Year-To-Date (YTD) growth. The message was clear and straightforward: Is there a way we could grow together?

    The Outreach

    Over the last two weeks, I embarked on a series of Google Meet calls with some of my LinkedIn acquaintances. My goal was twofold: to learn more about their businesses and to raise funds for our quantum fund. The experience was nothing short of fascinating. I interacted with a diverse group of individuals, including French inventors, Spanish anarchists, Russian capitalists, and even Indian quant traders. Each conversation was unique and offered valuable insights into different business cultures and investment perspectives.

    Diverse Interactions

    One particularly memorable interaction was with an American entrepreneur who tried to seal the deal during our call, seeking $100k from me. This unexpected turn of events highlighted the unpredictable nature of networking and fundraising.

    Despite not raising any funds at this stage, the networking experience has been incredibly enriching. Engaging with such a diverse group of professionals has broadened my understanding of the global investment landscape and opened doors to future opportunities.

    Although my initial outreach did not result in immediate funding, the experience has been a rewarding journey of learning and connection. I've gained invaluable insights into different business practices and established connections that could prove beneficial in the future.

    Looking Ahead

    Fundraising is rarely a linear path, and patience and persistence are key. I plan to repeat this outreach strategy in a few months, armed with the lessons learned and the new connections made during this initial phase. My aim is to continue building relationships and eventually secure the funding needed to propel Terramatris to new heights.

    In conclusion, while the immediate goal of raising funds was not achieved, the process of networking and engaging with a diverse group of professionals has been an enriching and enjoyable experience. I look forward to the next phase of this journey and am optimistic about the future prospects for Terramatris.

    Exploring Real Estate Prices in Riga Compared to Gold: A 2007 vs. 2023 Analysis

    A few days ago, I stumbled upon an article or perhaps a meme on Facebook that suggested the same amount of gold from 100 years ago could buy you real estate today. Intrigued by this claim, I decided to explore further and compare real estate prices in my native Riga to spot gold prices. My findings, particularly when comparing 2007 with 2023, are quite interesting.

    Let's start with some basic data:

    In October 2023, the average price of standard apartments in Riga was 852 euros per square meter. This price is 47% lower than on July 1, 2007, when the average price of an unrenovated standard apartment reached an all-time high of 1620 euros per square meter.

    To delve deeper, I conducted some simple calculations to compare the cost of purchasing a 50m² apartment in Riga back in 2007 with the price of spot gold at that time. On July 1, 2007, the spot gold price was 501 euros per ounce.

    To buy a 50m² apartment in 2007, we would need approximately 81,000 euros (50m² * 1620 euros/m²). With 81,000 euros, one could purchase around 161.68 ounces of spot gold (81,000 euros / 501 euros per ounce).

    Following the analogy mentioned earlier, if the theory holds true, we should be able to get the equivalent of 161.68 ounces of spot gold for whatever the apartment price is in 2023.

    Let's see how this plays out. In 2023, the new price of a standard apartment in Riga is 852 euros per square meter. Thus, a 50m² apartment would cost 42,600 euros (50m² * 852 euros/m²).

    Now, let's compare this with the spot gold price in October 2023, which is approximately 1743 euros per ounce. For 42,600 euros, we could buy around 24.44 ounces of spot gold (42,600 euros / 1743 euros per ounce).

    This comparison reveals a stark difference:

    • In 2007, 81,000 euros could buy 161.68 ounces of gold.
    • In 2023, 42,600 euros could buy only 24.44 ounces of gold.

    So, while the price of gold has significantly increased over the years, real estate prices in Riga have not kept pace. This highlights the divergent trends in the value of gold versus real estate in Riga over the past 16 years.

    Sadly, we didn’t purchase 190 ounces of gold back in 2007. However, it's never too late to explore new investment opportunities. At Terramatris Crypto Hedge Fund, we actively buy tokenized spot gold, providing a modern and accessible way to invest in this precious metal.

    In conclusion, if we had invested in gold rather than real estate in 2007, the value of our investment would have appreciated significantly more. This insight underscores the importance of considering diverse investment strategies and understanding how different assets can perform over time.     May 2024 Stock Portfolio Update ($8,907)

    At the end of May 2024, the total value of our stock portfolio was USD 8,907 (EUR 8,205). While this represents a slight decrease from the previous month, it is an essential part of our journey towards long-term growth and financial stability. 

    Last month, our portfolios decreased by -155.48 EUR (-1.86%). This drop was primarily due to my mismanagement of trading options on micro gold futures.

    Lessons Learned: The Pitfalls of Illiquid Markets

    The decrease in our portfolio was a direct result of trading options on micro gold futures. Options on these futures are not very liquid, and when one of our options strikes was in the money, I was unable to adjust by rolling forward.

    Short-Term and Long-Term Goals

    One of my short-term goals is to grow our portfolio to USD 10,000. With USD 1,100 to go, I believe this target is achievable in the next few months through a combination of selling options and stock appreciation.

    The main longer-term goal for our portfolio is to grow it to 100 fully covered Morgan Stanley (MS) shares, supported by an additional 100 British Petroleum (BP) shares. This strategy will enable us to sell covered calls on these shares while also benefiting from dividend payments.

    Trading Strategy and Portfolio Composition

    We actively sell weekly put options on MS and BP, reinvesting the premiums back into stocks. Additionally, we invest in shares of NVDA, ADBE, NFLX, PM, and others. Our current yearly dividend from the portfolio stands at USD 152.30, yielding 3.99%. While this is not yet enough to retire comfortably, it is a solid foundation upon which we can build.

    June 2024 Plan

    For the month of June, our plan includes the following purchases:

    • 0.05 NFLX shares every Monday
    • 1 MS share, 1 BP share, and 0.25 AMZN shares every Friday

    To finance these purchases, we utilize funds available in our brokerage account and premiums generated from selling options.

    Looking Ahead

    Why I Stopped Selling Put Options on Micro Gold Futures (MGC)

    As a seasoned trader and CEO of Terramatris crypto hedge fund, I have explored various trading strategies over the years. One strategy I have experimented with is selling put options on Micro gold futures. Recently, I decided to stop using this approach. 

    In this article, I'll explain the main reason behind my decision, providing insights that might be valuable for fellow traders.

    Understanding Put Options on Micro Gold Futures

    Before delving into why I stopped selling put options on Micro gold futures, it’s essential to understand what they are. A put option gives the holder the right, but not the obligation, to sell a specified amount of an underlying asset (in this case, Micro gold futures) at a predetermined price within a set period.

    Selling put options involves taking on the obligation to buy the underlying asset if the option is exercised. This strategy can be profitable if the price of the underlying asset remains above the strike price, allowing the seller to keep the premium received for writing the option.

    The Initial Appeal of Selling Put Options

    Selling put options on Micro gold futures initially appealed to me for several reasons:

  • Premium Income: Writing put options generates premium income, which can provide a steady stream of cash flow.
  • Bullish Sentiment: As someone bullish on gold, I viewed selling put options as a way to potentially acquire gold futures at a lower price while earning premiums.
  • Lower Capital Requirement: Micro gold futures require less capital than standard gold futures, making it accessible for smaller trades and risk management.
  • Main Differences Between Micro Gold Futures (MGC) and Gold Futures (GC)

    Understanding the key differences between Micro gold futures (MGC) and regular gold futures (GC) is crucial:

  • Contract Size: Micro gold futures control 1/10 the size of regular gold futures. While a regular gold futures contract (GC) controls 100 ounces of gold, a Micro gold futures contract (MGC) controls only 10 ounces.
  • Capital Requirement: Due to the smaller contract size, Micro gold futures require less capital, making them accessible for traders who prefer smaller positions.
  • Flexibility: The smaller size of Micro gold futures allows for more precise adjustments to trading positions and risk management.
  • The Primary Reason I Stopped Selling Put Options on Micro Gold Futures

    Despite the initial appeal, I decided to discontinue this strategy due to one significant factor: Lack of Liquidity in Order Books

    The lack of liquidity in the order books for Micro gold futures put options was the primary reason I stopped selling them. Liquidity is crucial for several reasons:

  • Trade Adjustments: In a liquid market, it's easier to adjust trades, buy back options, and sell new ones to manage positions effectively. The lack of liquidity in Micro gold futures made it difficult to execute these adjustments without facing unfavorable prices.
  • Slippage: Low liquidity often leads to higher slippage, meaning that the actual execution price can differ significantly from the expected price. This can erode profits and increase trading costs.
  • Market Impact: In illiquid markets, large orders can have a significant impact on prices, making it challenging to enter or exit positions at desired levels.
  • Considering Regular Gold Futures

    While selling puts on regular gold futures might still be an option due to better liquidity, these contracts control 100 ounces of gold each. This significant exposure makes me uncomfortable, as it involves a higher level of risk and capital commitment.

    Shifting Focus to GLD ETF

    Instead of continuing with put options on Micro gold futures or moving to regular gold futures, I have shifted my focus to trading the GLD ETF. The SPDR Gold Shares (GLD) ETF provides exposure to gold with better liquidity and smaller capital requirements. This approach allows for easier adjustments and more flexible trading strategies without the liquidity concerns associated with Micro gold futures.

    In the ever-evolving world of trading, it's crucial to continuously evaluate and adapt strategies based on market conditions and personal risk tolerance. While selling put options on Micro gold futures can be a profitable strategy under certain conditions, the lack of liquidity in the order books led me to move away from this approach.

    Instead, I have shifted my focus to trading the GLD ETF, which offers better liquidity and more manageable exposure to gold. As I continue to explore and refine my trading strategies, I remain committed to sharing my experiences and insights to help fellow traders navigate the complexities of the financial markets.

    If you're considering selling put options on Micro gold futures, I recommend conducting thorough research and understanding the potential liquidity issues involved. Always be prepared to adapt your strategies in response to changing market conditions.
