TerraM Crypto Hedge Fund Portfolio Update January 2023

On December 12, 2022, we minted 10,000 TerraM coins on the Solana network with an aim to raise $10,000 capital for options trades on Ethereum via the Deribit trading platform.

We didn't raise the capital yet, but we did have quite an interesting month.

It didn't go as planned, actually, it went totally wrong and despite ETH gaining more than 30% last January, the TerraM token actually lost -10.59% from the value it had at the end of December. 

Bad luck with futures trading (we were hedging every trade with futures) is to blame for about 2/3 of the value drop.

The problem with hedging with futures is price oscillation.

My original plan was to hedge each open position with futures, for example, selling a 1600 call option and additionally creating trigger-based trade entry, if ETH reaches 1600, go long with futures buying at 1600 (market price).

In theory, it is a zero-sum game, but in practice - not so easy. Yes, indeed all our trigger-based trades worked as expected, except the price oscillation made some headaches. going long on 1600 and then the price dropping back to 1500, making it painful to adjust. It was agreed close these trades (roll-out) and pause hedging with futures for a while. I'm not against hedging with futures, but for now, let's say - I see it as the last resort if the market goes against us.

From the option trades with Ethereum on the Deribit trading platform last month, we were able to book 0.2052 ETH / $298.05 USD profit.

Profit was distributed in form of additional TerraM coins to the token holders from the TerraM token address with balances larger than 20 TerraM. Any uninvested token profit was kept on the Deribit trading platform to increase buying power.

When losing a trade, we try to roll it out for a profit, sometimes it can take a week or two, sometimes longer, sometimes never. We don't book a loss, until we are in recovery mode, also we don’t book a profit if there is a profit in some particular week, but the trade itself yet is underwater.

Since the inception of the TerraM crypto hedge fund, we have already made and distributed $474.14

Assets under TerraM management

Because of the mismanagement with futures, we lost some valuable ETH coins, which we still hope to recover in the foreseeable future.

On the last day, of January 2023 TerraM crypto hedge funds' total value was $1,402.18 (-$170.54 if compared to December 2022), which makes the value for one TerraM coin = $0.1402

As we are still in fundraising about 7,390 TerraM coins are available for investment

Open options trades

At the time of writing, we are holding 6 options trades open on Ethereum, with the following strikes and expiry dates

• February 03: 2x 1700/1900 call spread (recovery trade); 1x 1500/1400 put spread

• February 24: 1x1700 call (recovery); 1x1500 put; 1x1500X1300 put spread (recovery trade)

The total ETH amount in recovery: -0.6 ETH

Price

While we have set the 1:1 ratio exchange ratio between TerraM and USD, on the Raydium network 1 TerraM was trading at $0.82579218 (-0.065).

Forecast  / Goals For February 2023

I've no idea where the price of Ethereum will head in February 2023, but I'm looking to grow TerraM crypto hedge fund value by at least 5%, which would ask for either additional investment or rock-solid performance.

When focusing on growing naturally. I will be happy if will manage to take a 5% yield in the month of January. On 14 hundred that would be about +$70

Sairme Pillars

The pillars of Sairme are a rock massif in the region of Racha - Lechkhumi, Georgia. 

The region of Lechkhumi is rich with remarkable natural and historical monuments. Among them is one of the natural monuments, the rocky massif- Sairme Pillars.

I first learned about this place back in 2022, during our weekned trip to the region of Racha. I hired the local driver to take me here. I didnt hike here, just was flying DJI mavic air 2 around. 

The are seems like an easy hike route.

Sarme pillars are located between the villages of Alpana and Chreloba, near the village Sairme.

On the right bank of the river Rioni, from the mountain pass, where the road folds between the uphill and downhill, one can see Sairme Pillars.

There is a hiking route which is about 3 km long.  Along the route you can find the ruins of the Middle Age Virgin Mary’s Church.

Alpana Waterfall

Alpana waterfall is a small waterfall along the Alpana - Tsageri road in the Racha - Lechkhumi region of Georgia. 

I was taken here by our driver we ordered back in Ambrolauri, just shortly after visiting Sairme pillars during our weekend trip to Racha back in October 2022

Seems there is a little pool where some could go for a nice refreshments in a hot Summer day

Quite pictursque place. worth to spend some 5 minutes here.

Buying Property in Tbilisi - EcoCity Samgori - January 2023 Update

My mom visited us in Tbilisi for about a 2-week stay. As it was already the end of January, and I have the plan to visit our construction site at least once a month, to document the progress, take some photos and enjoy a cup of coffee at the local Navthlugi market, I decided to take my mom with me and go for a short excursion to Samgori.

Prior to that, after our second monthly payment to the Developer, I sent a message over WhatsApp asking what is the progress of the construction site, and when the actual construction works are planned to start:

21 working days sounds like actually two months to me, and I'm not expecting actual construction works to start earlier than in March / April.

Arriving on the construction site I saw that the actual construction works haven't yet started for our project. But I noticed the project located next to our block, has gone up about 1 floor since we previously visited the construction site at the start of December. Back then I was told, that builders are asking for about 1 month for 1 floor. Seems true. 

Ecocity Samgori is planned 15 story building - so we should expect 15 months at the minimum to build it from ground to top, and that's just floors. And we haven't yet started.

Nevertheless, I felt quite encouraged - I went to the actual construction site and met with a foreman, who confirmed that the plan has been updated for the construction works and seems the works will resume (or start) soon.

Also, I see on Facebook that the developer company is quite active, in promoting this project. - which encourages that construction will start soon.

It was quality time spent together with my mom. Talking and enjoying a cup of tea at the nearby Navthlugi market.

Defunct Tkibuli - Tskhrajvari Cable Car

During our latest (and yet first) Racha trip we discovered this quite awesome, but defunct Soviet cable car station near Tskhrajvari.

Turns out, it has been the second largest Second longest aerial tramway in Georgia and Soviet Union with 3644 meters, height difference: 850 meters.

The cable car station near Tskhrajvari is located at the top of the cliff - nowadays quite a popular tourist destination in the area. 

Despite being defunct - I see a great potential to renew cable car service hear, at least as tourism potential.

This Spring we are planning another awesome DIY project - to build a Scandinavian-style house in rural Latvia.

A simple, one-storey building, with a total area slightly under 60m2.

The local construction law in Latvia classifies buildings under 60m2 as Group 1 buildings, which requires fewer loosened rules, just a description of the construction plan, and a minimal building plan is required to be submitted at bis.gov.lv

I'm planning to build this house myself, thus saving a lot on construction. There is no set timeframe for the project, but I would say it looks like a two Summer project. Fulfilling Summers.

For the past few weeks, I have been in touch with a few architects, looking to order a project for our house to submit to the local construction board to get a construction permit.

So far I have got two offers - an individual offer for about EUR 7,000 and a project from a template for about EUR 650. 

The price for the individual project seems way too high, while the reputation of template project authors raises some doubts. 

In my opinion - a house is just some square shape with a triangle roof, I don't see a reason for an individually shaped square. The inside-room planning also doesn't sound like rocket science. 

Anyhow, I decided, to screw you guys - I will design the project myself using Sketchup 3D Modeling. 

After a good afternoon watching some YouTube videos and drawing the design of our house, I decided to look for ready-made projects and found this awesome project: Modèle Nordique70

I downloaded the project files and started to experiment - wow, just awesome

SketchUp for a web app is just awesome. Also the ready-made and shared project for the Scandi house is awesome. Exactly what I was looking for.

Now I will need to spend some time to understand how to actually edit this project and make it smaller under 60m2.

Also, I wonder, will the local construction board will accept my own drawings without a signature from the architect.

Another thing I need to learn from SketchUp - how to see actual inside floor plan.

Our trip to Israel was nothing short of an adventure. From the bustling city of Tel Aviv to the holy city of Jerusalem, and even a visit to the Palestinian territories, we were able to experience the unique blend of history and modernity that the country has to offer.

Mahane Yehuda Market in Jerusalem

Mahane Yehuda Market often referred to as "The Shuk"  is a marketplace (originally open-air, but now partially covered) in Jerusalem.

Popular with locals and tourists alike, the market's more than 250 vendors sell fresh fruits and vegetables; baked goods; fish, meat and cheeses; nuts, seeds, and spices; wines and liquors; clothing and shoes; and housewares, textiles, and Judaica.

We first visited this market at the end of 2022, during our week-long trip to Israel. Our Air BNB stay was located some 700 meters from this market on Be'er Sheva street - so we discovered this place quite randomly by just browsing Google Maps. 

In and around the market are falafel, shawarma, kibbeh, kebab, shashlik, kanafeh, baklava, halva, zalabiya and Jerusalem mixed grill stands, juice bars, cafes, and restaurants. The color and bustle of the marketplace is accentuated by vendors who call out their prices to passersby.

On Thursdays and Fridays, the marketplace is filled with shoppers stocking up for Shabbat, until the Friday afternoon sounding of the bugle that signifies the market will close for the Sabbath. In recent years, the 'shuk' has emerged as another Jerusalemic nightlife center, with restaurants, bars and live music.

In 1887 the neighborhood of Mahane Yehuda was established on the north side of Jaffa Road. It was founded by three business partners—Johannes Frutiger (a German Protestant and owner of the largest bank in Palestine), Shalom Konstrum, and Joseph Navon—and was named after Navon's brother, Yehuda.  On the south side of the street to the west stood another neighborhood, Beit Ya'akov, founded in 1885.

At the end of the 19th century, a marketplace was established on an empty lot to the east of Beit Ya'akov and across the road from Mahane Yehuda which was owned by the Sephardi Valero family; this market was known as Shuk Beit Yaakov (Beit Yaakov Market).Here Arab merchants and fellaheen sold their goods to the residents who lived outside the Old City. As the new neighborhoods outside the Old City grew, the Beit Yaakov Market grew apace with more stalls, tents and pavilions.

Church of the Nativity, Bethlehem

The Church of the Nativity, or Basilica of the Nativity, is a basilica located in Bethlehem, the State of Palestine.

The grotto it contains holds a prominent religious significance to Christians of various denominations as the birthplace of Jesus.

I first visited this church back in 2009 and revisited it again at then end of 2022.

To get here I caught a street taxi near the Western Wall in Jerusalem and the driver agreed to take us here and back to Jerusalem for 350 New Israeli Shekels (about $100). The driver was keen enough and organized us a tour guide on site, with whom we skipped the lines on the site. I was not asked for any additional payment but I gave about 40 shekels (about $10) to the tour guide. 

The Grotto is the oldest site continuously used as a place of worship in Christianity, and the basilica is the oldest major church in the Holy Land.

The church was originally commissioned by Constantine the Great a short time after his mother Helena's visit to Jerusalem and Bethlehem in 325–326, on the site that was traditionally considered to be the birthplace of Jesus.

That original basilica was likely built between 330 and 333, being already mentioned in 333, and was dedicated on 31 May 339.

It was probably destroyed by fire during the Samaritan revolts of the sixth century, possibly in 529, and a new basilica was built a number of years later by Byzantine Emperor Justinian (r. 527–565), who added a porch or narthex, and replaced the octagonal sanctuary with a cruciform transept complete with three apses, but largely preserved the original character of the building, with an atrium and a basilica consisting of a nave with four side aisles.

The Church of the Nativity, while remaining basically unchanged since the Justinianic reconstruction, has seen numerous repairs and additions, especially from the Crusader period, such as two bell towers (now gone), wall mosaics and paintings (partially preserved).

Over the centuries, the surrounding compound has been expanded, and today it covers approximately 12,000 square meters, comprising three different monasteries: one Roman Catholic, one Armenian Apostolic, and one Greek Orthodox, of which the first two contain bell towers built during the modern era.

Since 2012, the Church of the Nativity is a World Heritage Site and was the first to be listed by UNESCO under 'Palestine'.

Since 1852 the rights of the three religious communities are ruled by Status Quo.

Of the four canonical gospels, Matthew and Luke mention the birth of Jesus, both placing it in Bethlehem. Luke mentions the manger: "and she gave birth to her firstborn, a son. She wrapped him in cloths and placed him in a manger, because there was no guest room available for them."

Western Wall in Jerusalem

The Western Wall is known in the West as the Wailing Wall, and in Islam, as the Buraq Wall is a portion of ancient limestone wall in the Old City of Jerusalem that forms part of the larger retaining wall of the hill known to Jews and Christians as the Temple Mount. 

Just over half the wall's total height, including its 17 courses located below street level, dates from the end of the Second Temple period and is believed to have been begun by Herod the Great.

I first visited the Western Wall back in 2009, and re-visited again at the end of 2022 during our about week long trip to Israel. Entrance to the Western Wall is completelty free, but men and women have seperated access to the Wall.

The very large stone blocks of the lower courses are Herodian, the courses of medium-sized stones above them were added during the Umayyad period, while the small stones of the uppermost courses are of more recent date, especially from the Ottoman period.

The Western Wall plays an important role in Judaism due to its proximity to the Temple Mount. Because of the Temple Mount entry restrictions, the Wall is the holiest place where Jews are permitted to pray outside the previous Temple Mount platform, as the presumed site of the Holy of Holies, the most sacred site in the Jewish faith, lies just behind it. The original, natural, and irregular-shaped Temple Mount was gradually extended to allow for an ever-larger Temple compound to be built at its top. The earliest source mentioning this specific site as a place of Jewish worship is from the 17th century.

It also has a place in Muslim tradition, in which it is believed to be the site where the Islamic Prophet Muhammad tied his winged steed, al-Buraq, on his Isra and Mi'raj to Jerusalem before ascending to paradise, and constitutes the western border of al-Haram al-Sharif ("the Noble Sanctuary"), or the Al-Aqsa compound.

The term Western Wall and its variations are mostly used in a narrow sense for the section of the wall used for Jewish prayer and called the "Wailing Wall", referring to the practice of Jews weeping at the site. During the period of Christian Roman rule over Jerusalem (ca. 324–638), Jews were completely barred from Jerusalem except on Tisha B'Av, the day of national mourning for the Temples.

The term "Wailing Wall" has historically been used mainly by Christians, with religious Jews generally considering it derogatory. In a broader sense, "Western Wall" can refer to the entire 488-metre-long (1,601 ft) retaining wall on the western side of the Temple Mount. The classic portion now faces a large plaza in the Jewish Quarter, near the southwestern corner of the Temple Mount, while the rest of the wall is concealed behind structures in the Muslim Quarter, with the small exception of an 8-metre (26 ft) section, the so-called "Little Western Wall" or " Small Wailing Wall". This segment of the western retaining wall derives particular importance from never been fully obscured by medieval buildings, and displaying much of the original Herodian stonework.

In religious terms, the "Little Western Wall" is presumed to be even closer to the Holy of Holies and thus to the "presence of God" (Shechina), and the underground Warren's Gate, which has been out of reach for Jews from the 12th century till its partial excavation in the 20th century.

Either you are religious or not, a visit to the Western Wall in Jerusalem is a must have.

New Years Party at the Caucasus Translations office in Tbilisi

We arrived early to set up the party scene, decorating with ballons and more. Pizza, sushi, wine & champagne, pinata game for little ones, t-shirts for employees.

Hotel GreenWood in Bakuriani

Greenwood hotel is located in Bakuriani on the A. Tsereteli street is next to the forest and close to the ski lifts and city center.

We booked lux family rooms during Christmas 2022, paying about GEL 1,000 for a 3-night stay, thus as there was little snow in Bakuriani we left one day earlier.

Greenwood hotel is a 3 or 4 storey building kind of a loghouse, looks very attractive. We had our superiour room at the top floor without an elevator. Perfectly fine for us, but might be a problem for eldery or disabled person.

Bed was good enough for three of us, watching Netflix on my macbook. Hotel had two TV's, but just local Georgian TV was presented.

The hotel features a garden, a terrace, a kind of restaurant, and an onsite bar. 

A decent hotel for a decent money. What felt we were missing - some kind of a kitchen.

For getting here from Tbilisi we used gotrip application, hiring a driver and paid about GEL 210 one way (GEL 420 round trip).
