Securing first under construction real estate investment in Tbilisi - Planning to SELL as NFT

On November 17, 2022, together with a partner from Canada, we secured our first co-investment in Georgia - a 47m2 apartment under construction in Tbilisi. Looking to put it on blockchain next. Exploring NFT.

Long story short, back in April 2022, while vacationing in Batumi, I come up with an idea - investing in booming Batumi real estate by attracting crypto investments. Original idea was to issue a crypto token, raise the funds, purchase the apartment under construction and sell it for profit once it is done.

A few months latter, Uday, co-investor from Canada contacted me, showing keen interest in this project, but in a more classical FIAT investment approach. I agreed.

Scouting Batumi real estate for the second time, at the end of September 2022 I was left a bit disappointed, the price seemed too high, and the apartments seemed too small... I started to explore what are our options in Tbilisi and was left surprised to find, there are apartments for sale for about $500 per square meter.

I contacted a few real estate developers in Tbilisi and narrowed down our potential investment to Eco City Samgori project in Tbilisi.

Nikortsminda Cathedral

Nikortsminda Cathedral is a Georgian Orthodox Church, located in Nikortsminda, Racha region of Georgia.

I first discovered this beautiful cathedral in mid-October 2022, during our first trip to the region of Racha.

It is said, that Nikortsminda was built in 1010–1014 during the reign of Bagrat III of Georgia and was repaired in 1534 by the King Bagrat III of Imereti. Three-storied bell tower next to the cathedral was built in the second half of the 19th century. Frescoes inside the cathedral date from the 17th century.

The cathedral is on the Tentative List for status as a UNESCO World Heritage Site.

Stylistically, Nikortsminda reflects the Georgian cross-dome style of architecture, following a six-conch-within-rectangle plan. The rectangular western apse has adjoining side chapels.

Nikortsminda has a massive dome and unbroken arcatures as its twelve windows, which are decorated with ornamented architraves.

In this article, I will share some notes and points of interest from our latest trip to Latgale at the start of August 2022. to celebrate my 37th birthday.

Our trip actually started a few days earlier on the other side of Latvia. Since this Summer we own a little summer house near Liepāja. Also, we have an apartment near Kuldīga, and back in that Summer, we had a flat in Riga. We started from Jēči with a stop at Pape, Vilgāle, and an overnight stay at our Apartment in Riga.

The next morning we left from Riga towards Latgale with a booked guesthouse in the evening near Varakļāni. There are several highways taking towards Latgale. We chose E22 highway, through Pļaviņas, Koknese, and Jēkapils. 

One of our first stops in Latgale was the Quail Farm Olala in Koknese, we decided to include this place in our route as we have an acquaintance from the Georgia times somehow involved in this business. Next to the Quail Farm is located the impressive Koknese castle, which alone is already worth spending a few hours at. From Koknese we headed towards Varakļāni, with a stop in Jēkapbils. Navtlugi Farmer's market Tbilisi

Navtlugi farmers market is located in the Samgori metro area, Tbilisi.

It seems it is possible to buy here fresh veggies from local farmers, kitchen sinks, electric lamps, bicycles, and many more.

Navtlugi market seems is like a mix of a Dezerteer bazaar, Kidobani market, and Dry Bridge flea market.

I had heard about this market from friends, but I first time discovered it just at the end of 2022, during a scouting tour for buying an apartment in Samgori. A German friend Ralph, happily assisted me and took me on a small guided tour to the Navtlugi market.

Our potential investment project actually is located just behind the Navtlugi market. Property prices in Samgori are among the lowest in Tbilisi. 

It's said that the open-air bazaars of Tbilisi began with the collapse of the Soviet Union in the early 1990s, as newly-independent Georgia experienced political and economic turmoil. Having lost their jobs and homes, newly-destitute citizens began selling their possessions as hyperinflation decimated pensions and savings.

It’s possible to find almost anything you can imagine in the market.

Located in the village Vabole, the region of Latgale in Latvia, some 20 km from Daugavpils, guest house Laimes taure offers accommodation with a garden, water sports facilities, a terrace, and free WiFi.

We booked this place for a one night stay, during our trip to the region of Latgale at the start of August 2022. As it was also my birthday, I was turning 37, my better part surprised me, by booking a stay inside a glamping tent and hot pool in the eveining. 

The hosts prepared grilled fish and other local delicasies for us. In total we paid about EUR 250 for a stay here.

in front of our glamping site we had a nice Vabole lake, where we had a nice boat ride among the swans.

Boasting free private parking, the holiday home is in an area where guests can engage in activities such as hiking and fishing.

The stay was quite awesome, food was delicious, hot pool was superb. Higly recommend.

Located in Sadmeli village, close to Ambrolauri town in Georgia's Racha region - Sadmeli Winery features a garden, terrace, spectacular views towards the valley, and free WiFi throughout the property. The guest house has family rooms. 

We booked a one-night stay at this place in mid-October 2022, during our Fall Break (at QSI Tbilisi) trip to the Region of Racha.

We arrived here by plane from Natakhtari (Tbilisi) to the Ambrolauri airplane. Shuttle service was organized for a small additional fee. In total we paid about GEL 330 for a stay in a family room, with a shared bathroom, our price included delicious on-demand supper with a bottle of local cider (from the vinerary and taxi transfer fees from and back to the airport)

I was happy playing again with a drone.

The surrounding views are just breathtaking.

Decent. No flat-screen TV and shared bathroom. But for a one-night stay - quite Okay. Bit reminds me to stay in the Georgian dessert some time ago when we stayed in a place that was running on solar power - Hotel Dalis Mta

Ambrolauri Airport

Ambrolauri Airport is a small regional airport serving Ambrolauri, a town in Racha-Lechkhumi and Kvemo Svaneti, Georgia. The airport is owned and operated by United Airports of Georgia, a state-owned company.  It has been open in its current form since January 2017 and can serve airplanes with up to 50 passengers capacity.

I first learned about this airport back in 2016, but first tried at the end of 2022, during a Fall break trip to Racha. We booked a round-trip flight here by Vanilla Sky and enjoyed a 35-minute flight from/to Natakhtari airport. 

Ambrolauri Airport is located at the edge of Ambrolauri town, in the historic Racha region on the right bank of the Rioni between the Racha and Lechkhumi Ranges and at an elevation of 544 m (1,785 ft) above sea level. The region is of tourist interest and it is the cradle of one of Georgia's pre-eminent wine varieties, the Khvanchkara, named after the village of origin 10 kilometers west of Ambrolauri.

Since 2017, Vanilla Sky Airlines flies several times a week between Ambrolauri and Natakhtari Airfield near Tbilisi with a 19-seater Let L-410.

Buying Real Estate in Racha (Ambrolauri district)

Racha is a highland area in western Georgia, located in the upper Rioni river valley and hemmed in by the Greater Caucasus mountains. 

Ambrolauri serves as the seat of the Racha-Lechkhumi and Kvemo Svaneti regional administration and of the Ambrolauri Municipality and had a population of 2,015 in 2021. The city is served by a small, but very convenient Ambrolauri airport, with a few weekly flights to Natakhtari (Tbilisi), thus making the city and the whole region of Racha - attractive for real estate investment. 

At least, these are my thoughts after my first trip to the Region on Racha, and visiting the cities of Ambrolauri, Nikortsminda, and Agora at the end of 2022.

Despite being mountainous and with cold winters, Racha is home to some of the best Georgian wines (Khvachkara), there are many small family-run chateaus and a booming tourism industry with guest houses. camping, gleaming, and hotels developing in Racha. I agree, Racha has some great potential.
